West Oak Cliff Area Plan

There was a 4hr discussion on the West Oak Cliff Area Plan (ADUs and missing middle housing by right within .5 mile of the Jefferson bus line).

It ended with a deferral - this time to the September 15th meeting.

BUT, there was an interesting detail. Amendments a map that shows lots greater than 10K SF (ideal for development).

The board member said having the maps may make this land a target for development.

West Oak Cliff Area Plan Target Lots

The opposition's main argument: the plan did not have enough communication with the mostly Spanish-speaking neighborhood.

There was also a point that missing middle housing had more of a displacement effect compared to ADUs.

This mixed-use will connect catty-corner to the UNT Dallas Campus. It had the help of a letter of approval from its president.

This is the first of this type of development in this area in 50 years.

All units are at market rate. And it's close to the only public transit in the area.
