Coombs Creek
Oak Cliff | 3.99 Acres | 140 Units
This project is the first residential use in this district. It's in close proximity to transit.
Providing affordable units will get them height and lot coverage bonuses.

West Oak Cliff Area Plan
Oak Cliff | ADUs By Right | Continued
There was a 4hr discussion on the West Oak Cliff Area Plan (ADUs and missing middle housing by right within .5 mile of the Jefferson bus line).
It ended with a deferral - this time to the September 15th meeting.
BUT, there was an interesting detail. Amendments a map that shows lots greater than 10K SF (ideal for development).
The board member said having the maps may make this land a target for development.
We're including that below:

The opposition's main argument: the plan did not have enough communication with the mostly Spanish-speaking neighborhood.
There was also a point that missing middle housing had more of a displacement effect compared to ADUs.

Savannah/Russell Glen
Oak Cliff | 91.4 Acres | 950 Units | Final approval
This mixed-use will connect catty-corner to the UNT Dallas Campus. It had the help of a letter of approval from its president.
This is the first of this type of development in this area in 50 years.
All units are at market rate. And it's close to the only public transit in the area.

Northwest Dallas | 38 Acres
What's outdoor storage? Pretty much just trucks parked on pavement.
And apparently, Northwest Dallas is a good spot for it. 38 acres of it.
