Minimum Lot Sizes

Citywide | Discussion

The meeting was called by the Housing and Homelessness Solutions Committee to discuss a proposal to reduce single-family lot sizes, allow duplexes and triplexes/fourplexes by right in single family zoning districts, and amend related regulations.

During the meeting, several Council members voiced opposition to aspects of the proposal, especially allowing duplexes, triplexes and fourplexes by right in single-family neighborhoods. They cited concerns about impacts to infrastructure, existing neighborhoods, and affordability. Some questioned whether there was actual resident demand for this type of change.

However, a few other Council members argued there is a need for more diverse and affordable housing options in Dallas. One member highlighted how the current shortage makes it difficult for many residents to live in the City, including adult children seeking to move back. Another saw value in at least having an open discussion given broader City growth trends.

In the end, while no final decision was made, there appeared to be significant Council resistance to broadly increasing housing density citywide or forcing changes onto existing single-family areas.
