Joppa Townhomes
Joppa | .52 acres | Denied
Townhomes get kicked back to the City Planning Commission so they can be readvertised to the neighborhood as a Townhome District (TH).
This isn't what the team signed up for. They won a multifamily approval at CPC even though they plan on doing townhomes.
Friendly reminder: this is just zoning. There are no plans. So theoretically they could build apartments with this zoning. And that's why Council sent it back.

The Historic Joppa Neighborhood Association came out and said that they weren't adequately notified.
"We don't want townhomes or it zoned to multifamily."
"We're asking it be denied and if nothing else if you can delay it until we get the rest of the community here and talk more in detail about it."

A 38-acre SFR community gets a denial for one reason: not showing up to meet with the Southeast Dallas community.
There were multiple meetings where they could have shown their plan for the land. Instead they'll go back to CPC.

A medical research lab gets zoning approval in North Dallas.

Drive-through
Far North Dallas | 7.19 Acres | Approved
A residential area accepts a new drive-through.
As we know, drive-throughs typically get a lot of pushback around traffic. These neighbors didn't speak against it at the CPC approval though. But they did at City Council.
Why now? They said it was because they weren't properly notified. Eventually it was approved with the limit of trash pick-up to 7am-7pm. There is no tenant yet.
